Why Commercial Entrances Need a Matting Strategy

Most of the dirt inside a building arrives on people’s feet. Every visitor tracks in grit, moisture and contaminants, and without an effective barrier, all of it ends up on the internal floor finish.

What Is Zone Matting?

Zone matting is the practice of using more than one matting type in sequence, each doing a specific job, rather than relying on a single mat to do everything.

The model typically breaks down into three zones:

No single mat can scrape, absorb and finish in one pass. Specifying by zone is what separates an entrance that performs from one that just looks the part on installation day.

Zone 1: Scraper Matting (Outdoor/Threshold)

Zone 1 sits right at the threshold, often outdoors or in the covered entrance area, and does the heaviest lifting. Its job is to scrape grit, debris and standing water off footwear and wheels before anyone steps further into the building.

This zone is almost always aluminium. Aluminium systems combine rigid carrier rails with inserts such as brush, rubber or textile, giving them the structural strength to withstand constant footfall, trolleys and wheeled loads without breaking down.

Key characteristics of a good Zone 1 system:

  • High durability under heavy and continuous traffic
  • Open-tread or brush inserts that physically dislodge coarse dirt
  • Suitable for both external and covered internal use
  • Designed to sit flush, whether recessed into a matwell or surface-mounted with ramped edging

Get Zone 1 wrong, too short, or the wrong insert for the traffic type and every zone behind it has to work harder to compensate.

Zone 2: Absorbent/Secondary Matting

Zone 2 picks up where Zone 1 leaves off. By this point, coarse dirt has largely been removed; what’s left is fine grit and, critically, moisture still clinging to shoes.

This is where textile and carpet-based systems do their best work. Their fibre construction is built to absorb and hold moisture rather than just brush it aside, which is why this zone is so often the difference between a dry, safe interior floor and one that’s constantly damp near the entrance.

A well-specified Zone 2 product should offer:

  • Strong moisture absorption across sustained footfall
  • A surface finish that complements the building’s interior aesthetic, since this zone is usually visible from inside
  • Commercial-grade wear ratings suitable for continuous use
  • Compatibility with matwell or surface-laid installation

Zone 3: Final Barrier Matting (Indoor)

Zone 3 is the last stage, positioned further into the building’s interior. By now, most dirt and moisture should already be gone; this zone’s role is to catch anything that slipped through and to transition smoothly into the finished interior floor.

Zone 3 products tend to be lighter-duty and more design-led than Zones 1 or 2. They’re chosen as much for how they integrate visually with reception areas, lobbies or corridors as for raw performance, though they still need to hold up to daily commercial use.

In smaller entrances or lower-footfall buildings, Zones 2 and 3 sometimes combine into a single product. In high-traffic commercial environments, though, keeping them distinct usually delivers better long-term performance.

How to Size and Specify Entrance Matting

Length is one of the most critical, and most commonly underestimated, factors in entrance matting performance. Every step across a matting system removes a fraction of the dirt and moisture from footwear. Too short a run, and pedestrians walk straight across it before it’s done its job.

As a general guide:

  • Low footfall entrances (small offices, low-traffic retail) can often work with shorter matting runs
  • Medium to high footfall entrances need longer systems to ensure enough contact steps per visitor
  • Very high footfall or wet-weather-prone entrances need extended matting zones, sometimes spanning several metres, to maintain performance

Beyond length, specifiers need to decide between two installation approaches:

  • Recessed matwell installation — matting sits flush within a frame built into the floor, giving the cleanest, most trip-free finish
  • Surface-laid installation — matting is laid directly onto the existing floor with ramped or bevelled edging to prevent trip hazards, useful where a matwell isn’t available or retrofitting isn’t practical

Under-specifying length is one of the most common, and easiest to avoid, causes of poor entrance performance.

Entrance matting isn’t just a design choice, it’s a safety and accessibility requirement. Several standards and considerations come into play:

  • Slip resistance — tested to standards such as BS 7976-2 (pendulum slip test), covering performance in both wet and dry conditions
  • Fire performance — rated to BS EN 13501-1, an important consideration for public and commercial buildings
  • Accessibility — matting must sit flush or use ramped edging to avoid trip hazards and remain safe for wheelchair users and mobility aids
  • Installation method — recessed vs surface-laid can itself affect compliance, particularly around trip hazard regulations

Sustainability in Entrance Matting
